The Study

For the properties with a little more to investigate.

Land, acreage, waterfront, wells, septic systems, and building lots often require more due diligence than a conventional home purchase.

Land & Acreage

Before buying, investigate access, recorded easements, zoning, critical areas, utility availability, topography, boundaries, and the local permitting process.

Wells & Septic

Review available well records, water quality and quantity information, septic permits, as-built drawings, inspection reports, and any requirements of the local health jurisdiction.

Waterfront & Shoreline

Ask about shoreline rules, flood exposure, erosion, bulkheads, tidelands, docks, and insurance. Site-specific rules and permitted uses vary by property and jurisdiction.

Building Lots & Equestrian Properties

Confirm buildability, driveway access, utilities, soils, setbacks, outbuilding permits, and any restrictions affecting animal use or improvements.

The first question is often: what do we need to verify?

I help clients identify the right questions and coordinate with qualified specialists and public agencies. These resources are educational, not engineering, legal, environmental, or permitting advice.
